SKALOMA Villas Terms & Conditions

This contract represents the entire agreement between the parties. No booking can be made until both the rental agreement and the deposit or full payment have been received by Skaloma Villas.

Payment

The Client shall pay a deposit of 50% of the Total Rental Amount within 4 days of rental agreement. The remaining balance is due eight (8) weeks before the day of arrival. If a booking is within eight weeks of the rental date, the entire contract price shall be paid within 4 days of rental agreement.  If any payment is not made within the times set forth herein, Skaloma Villas may treat the contract as cancelled.

Cancellation & Refunds

Villas are not commercial entities like hotels. Properties offered by Skaloma Villas must be booked far in advance and are not easily re-rented. We strongly recommend clients take out Travel Insurance to protect against a medical emergency or certain other unforeseen circumstances which preclude the client from traveling.

Refunds

No refunds shall be made on payments received. In the event of cancellation after payment has been made, Skaloma Villas will provide a credit 30% discount for a future stay in the villa booked.

Client Responsibility / Security Deposit

A credit card authorization is not required for all properties as security against property loss or damage and unpaid telephone and/or utility or other charges. The Client is responsible for ensuring the property is left in a reasonable condition of cleanliness and in the same condition of repair as upon arrival. Any excessive cleaning, loss or damage to the property caused by the Client or their guests, or debts or charges incurred will be itemized and charged to the Client. Clients are required to act in a responsible manner at all times, and to act with respect towards other guests, neighbors, the owner and their staff. Skaloma Villas reserves the absolute right to require any individual to vacate a property for disruptive behavior, in which case there would be no refund of any rental payment.

Number of Occupants

The total number of guests staying at the property may not exceed the number of sleeping places specified in the promotional material nor the number entered on the face of this agreement. Skaloma villas reserves the right to refuse entry or evict the entire party if the number of persons occupying a property exceeds the number stipulated in this agreement.

Expenses Paid Locally at Extra Cost

The rental property and any facilities or services expressly included in the written information provided by Skaloma Villas are included in the contract price. Normal use of electricity and water are also included unless otherwise stated. Some local expenses may be excluded from the rental cost specified in this contract, such as more than the provided cleaning services, heating, utilities and personal services such as maids or cooks.  SkalomaVillas is operating  and controlled by National Tourism Organization (EOT) according to art. 46  para. 5 of law 4179/2013.  So the owner is obliged to provide to the clients upon arrival, an official government print copy of the submitted renting contract to the tax office. This according to the above law is the official receipt of the rental.

Arrival and Departure Times

Unless otherwise agreed, Clients should arrive between 15:00 and 22:00 on the day of arrival and vacate the property by 10:00 on the day of departure. If you require special arrival/departure times, please contact us ahead of time and we will try to arrange for the changes.

Promotional Information

Skaloma Villas has taken care to ensure the accuracy of all information and descriptions contained in its website and promotional material at the time prepared, however, nothing in those materials shall be treated as a term or condition of this rental agreement. Skaloma Villas shall not be liable with regard to any difference of opinion as to the condition or quality of the properties, or the surrounding area, nor for temporary defects or stoppages of any utilities. Properties may not always appear exactly as pictured or described due to normal wear and tear, changes in furnishings and changes after materials were prepared. Modifications to the houses to increase quality and comfort may occur.

Complaints

Should any problem occur with the property, the Client must immediately (within 2 hours) notify the Skaloma villas property owner or manager. The Client should allow the owner or manager reasonable time to remedy the problem, or to find a suitable replacement property.

Vacating the property without Skaloma Villas authorization does not constitute an adequate cause for a refund.

Change or Cancellation by Skaloma Villas

Skaloma Villas reserves the right to modify or cancel this agreement at any time in any case where it is necessary to do so as a result of a force majeure, or any other occurrence outside the control of Skaloma Villas. In the event of any change or cancellation, Skaloma Villas shall inform the client promptly and shall endeavor to offer the Client substitute properties. Should the Client accept the substitute property of their choice the Client will pay or receive the difference in rate for the new property. In the event of changes or complete cancellation, Skaloma Villas liability will be limited to the refund of 100% of the amount paid. In no event will Skaloma Villas be responsible for any consequential or incidental damages, including travel expense, alternative lodging, or other expense.

 Liability

Client acknowledges that Skaloma Villas shall not be responsible or liable for any accident, loss, damage, injury, or inconvenience arising from the rental. All claims of accident, loss, damage, injury or inconvenience are acknowledged to be solely between the Client and his insurance. The Client is responsible for ensuring the destination they are booking is safe to travel to. Skaloma Villas does not accept liability for any loss or damage caused by weather conditions, riot, strikes, sickness, acts of terrorism or any other cause.

Jurisdiction

Skaloma Villas and its Client agree that the agreement shall be governed by Greek Law, and that exclusive jurisdiction over all disputes arising out of the contract shall be in the courts located in Greece.
